Our Estate Home Watch service is designed for larger residences and properties with multiple systems, structures, and customized care requirements. It includes the complete Residential Home Watch inspection with expanded attention to additional living areas, specialty features, and property-specific systems. Each visit is documented with detailed photos, notes, and prompt communication if an issue is discovered.

Expanded Property Check

• Walk the accessible perimeter of the residence and additional structures

• Check guesthouses, detached garages, workshops, and storage buildings as requested

• Observe exterior doors, windows, balconies, terraces, and access points

• Look for visible storm damage, water intrusion, drainage issues, or property damage

• Check courtyards, outdoor kitchens, lanais, and entertainment areas

• Observe gates, fences, driveways, and exterior security features

• Look for signs of unauthorized entry, vandalism, or suspicious activity

• Monitor landscaping, irrigation, and exterior maintenance conditions

Interior Living Areas

• Inspect primary living areas, bedrooms, bathrooms, and designated rooms

• Check ceilings, walls, floors, and windows for visible water damage

• Look for mold, mildew, condensation, or excessive moisture

• Note unusual odors, sounds, temperature changes, or other concerning conditions

• Confirm designated doors and windows are closed and secure

• Check closets, cabinets, and other accessible areas as requested

• Observe furnishings, artwork, and interior finishes for visible concerns

• Confirm lighting, timers, shades, and security features are operating as instructed

Multiple Climate-Control Systems

• Record temperature and humidity in designated areas

• Confirm multiple thermostats and air-conditioning zones are operating

• Check accessible air handlers, drain pans, and condensate lines

• Look for visible leaks, condensation, or signs of HVAC failure

• Listen for unusual noises from climate-control equipment

• Check climate-controlled garages, storage rooms, or wine rooms as requested

• Document abnormal temperature or humidity readings

Plumbing and Water Systems

• Check sinks, faucets, toilets, showers, tubs, and exposed plumbing for leaks

• Look under accessible sinks and cabinets for moisture

• Flush designated toilets and run selected faucets as requested

• Check water heaters and accessible supply lines for visible concerns

• Observe water-treatment, filtration, or softening equipment for apparent leaks

• Check around refrigerators, dishwashers, washing machines, and other water-connected appliances

• Look for signs of water intrusion around specialty fixtures and wet bars

Kitchen and Specialty Appliances

• Confirm refrigerators and freezers are operating

• Check for leaks, spoiled food, or unusual odors

• Observe wine coolers, ice makers, and designated specialty appliances

• Confirm selected appliances are unplugged or operating according to instructions

• Check outdoor-kitchen appliances and surrounding areas for visible concerns

• Document abnormal appliance displays, warning lights, or loss of power

Garage, Vehicles, and Utility Areas

• Check garage doors and exterior access doors

• Look for water intrusion, pest activity, or unusual odors

• Observe electrical panels for obvious signs of concern

• Check for visible leaks around stored vehicles, equipment, or utility systems

• Confirm designated utility controls and breakers remain in requested positions

• Visually check stored vehicles for flat tires, fluid leaks, or apparent damage

• Confirm battery maintainers appear connected when requested

Pool, Spa, and Outdoor Amenities

• Visually check pools, spas, fountains, and water features

• Observe water levels, clarity, and surrounding areas for visible concerns

• Check screened enclosures, pool decks, and outdoor living spaces

• Look for damaged furniture, displaced equipment, or storm debris

• Confirm pool equipment appears to be operating without obvious leaks or unusual noises

• Check outdoor kitchens, fire features, and designated amenities as requested

• Report conditions that may require attention from a service provider

Customized Property Oversight

• Follow a customized checklist based on the estate’s features and homeowner instructions

• Provide access for approved contractors, vendors, deliveries, or service appointments

• Confirm scheduled services appear to have been completed

• Document contractor arrival, departure, and visible work status when requested

• Assist with pre-arrival preparation and post-departure checks

• Coordinate additional services according to the homeowner’s authorization

• Maintain detailed property-specific notes for consistency between visits

Visit Report and Communication

• Detailed digital report following each visit

• Date- and time-stamped photographs

• Documentation of the residence, additional structures, and designated amenities

• Prompt notification when a concern is discovered

• Assistance coordinating access for approved service providers when requested

• Customized reporting based on the homeowner’s priorities
